Lower East Side rental opens lottery for 196 affordable apartments, from $454/month

A housing lottery launched this week for 196 affordable apartments in a new rental building on the Lower East Side. Located at 165 Broome Street, the 15-story building offers tenants new residences in one of New York City’s trendiest neighborhoods. New Yorkers earning 30, 50, 70, and 80 percent of the area median income, or between $18,480 for a single person and $154,080 for a household of seven, can apply for the units, which range from $454/month studios to $2,949/month for a three bedroom.
Developed by Grand Street Guild HDFC and designed by Handel Architects, 165 Broome is the first phase of a two-building, 100-percent affordable development with 344 apartments, a community facility, and parking, according to the project page. At 165 Broome, there are 232 total units.
The project is built within the existing Grand Street Guild’s three-building campus and includes amenities such as a meeting space, entertainment room, fitness room, and outdoor play. The 26-story Grand Street Guild towers were built in 1973 and are home to over 1,500 residents across 600 units.
The development includes Guild Hall, an amenity space with a fitness area, game room for residents, and a meeting room for the local community board. Additional amenities include an on-site superintendent, bike storage, a shared laundry room, and a package room.
Both buildings were developed to allow the reopening of a through-block pathway that has been closed for many years. To enhance the adjacent public areas, a new landscaped outdoor space has been created in the center of the block. This space will allow for passive recreation and relaxation, featuring seating and a small performance area.
Nearby public transit options include the F, M, J, and Z subway lines, as well as the M14A-SBS and M9 buses. The building sits near the foot of the Williamsburg Bridge, allowing for an easy bike ride or walk over to Brooklyn.
Grand Street Guild first announced plans to build the two 15-story towers in 2018, as 6sqft previously reported. Renderings for the project were first revealed in August 2020, and ground broke ground in September 2022, according to Yimby.

An affordable housing lottery is set to launch Wednesday for 121 mixed-income units at a brand new Lower East Side rental. The Artisan, located at 180 Broome Street, is part of the nine-site Essex Crossing development. The tower contains 263 apartments, retail at street level, office space on levels two through five, and underground access to the Market Line. TheSioné, located at 171 Suffolk Streeton the corner of East Houston, has launched an affordable housing lottery for 23 units, available to those earning 40, 60, and 130 percent of the area median income. Is Essex Crossing the ‘anti-Hudson Yards’?

The New York Times recentlysuggested that the boxy, ordinary-looking Essex Crossing, with its Trader Joe's, Target, movieplex,historicEssex Street Market and subsidized affordable housing was the "anti-Hudson Yards," a convincing foil to the buzzy midtown tourist magnet. The obvious contrast between the glittering far-west-side megaproject that in the right light resembles Dubai on the Hudson and the six-acre $1.9 billion development abutting the Williamsburg Bridge speaks to each one's intended audience, of course. But a diversity of options for both locals and visitors and a broad offering of affordable housing could make Essex Crossing more than just Liverpool on the Lower East Side.

Designs revealed for major mixed-use project on Lower East Side synagogue site

In 2017, the Lower East Side'sabandoned 1850 Beth Hamedrash Hagadol synagogue, which once housed the city'soldest Jewish Orthodox congregation,was severely damaged in a fire. The following year, the Chinese-American Planning Council (CPC) and developer Gotham Organization began floating plans for a two-towered, mixed-use development on the site, and they've now announced that the project is entering the city'suniform land use review procedure (ULURP). The plan includes anew headquarters for the CPC, retail space, and 488 new rental units, 208 of which will be permanently affordable with 115 set aside for affordable senior housing. Dattner Architects will also incorporate the remains of the former synagogue into a new meeting space and cultural heritage center for the congregation.

Nine mixed-income apartments available in the LES tower that replaced old Moscot HQ

The new construction at 118 Orchard Street replaced the iconic Moscot eyeglasses store that had been there for 77 years until it moved across the street. The 12-story building topped out earlier this summer and will comprise 24 apartments in total. Individuals and households earning 70 to 130 percent of the area median income are eligible to apply for the handful of one- and three-bedroom apartments, whichrange from $1,115 to $2,777/month.

The building at 140 Essex Street sits as part of the nine-site Essex Crossing development and contains 92 units total. Affordable senior housing development is the first building to open at Essex Crossing

Nine months after the housing lotterylaunched atDattner Architects'175 Delancey Street, a 100 percent affordable buildingfor seniors at the Lower East Side'sEssex Crossing, Mayor de Blasio has announced that the development is officially open. Not only does this mark the first opening for the nine buildings rising at the 1.9 million-square-foot mega-development, but the ceremony held earlier todayincluded the "emotional homecoming of six New Yorkers displaced from their homes 50 years ago" when the area's working-class tenement district was razed under a Moses-era urban renewal initiative. Since that time, debates over what to do with the vacant area raged on, with local residents and affordable housing advocates such as Frances Goldin advocating that it be used for low-income housing. To mark these efforts, and their ultimate success, 175 Delancey Street was namedthe Frances Goldin Senior Apartments.

Two new Grand Street Guild towers will bring 400 all-affordable units to the Lower East Side

Housing organization Grand Street Guild has announced plans to build two 15-story towers as part of a 100 percent affordable housing project that will bring 400 new apartments–including over 150 reserved for seniors–to the Lower East Side. The not-for-profit group, which was formed by the Archdiocese of New York, is the owner of the 26-story Grand Street Guild towers, built in 1973 and home to over 1,500 residents, that surround St. Mary's Church on Grand Street. According to The Lo-Down, one of the proposed sites for the new towers is the corner of Broome and Clinton streets (now a parking garage) and another is 151 Broome Street, currently housing the Little Star Daycare Center.
